What is a contract assignment?
It means transferring your contract with the developer to someone else. The buyer reimburses what you have already paid, then continues the remaining instalments in their own name. The transfer is completed officially at the developer’s office. Every listing on Aqar Luqtah is offered for transfer with no over-price.
What exactly is the headline amount on a listing?
It is the cash required up front — the total you pay once to take over the unit. It has two parts, shown beneath it: a reimbursement to the seller for what they have paid the developer, and any outstanding fees, which are settled with the developer rather than the seller. The remaining instalments are then paid to the developer directly, and commission is separate.
Is there an over-price or a hidden commission?
No. Nothing is added on top of the contract figures. What you see are the real contract numbers as entered by the seller and checked by us. The platform commission is stated up front: zero for the seller, and 1.25% for the buyer on the contract value, due only when the transfer completes successfully.
Who pays the platform commission?
The buyer. Sellers pay nothing at all — no commission and no fee, neither for listing nor on completion. The commission is 1.25% of the transferred contract value, shown to the buyer as an actual figure in pounds before they send a request, and nobody owes anything if the transaction does not complete.
What does the “Verified” mark mean?
It means a member of our team has actually seen the contract and payment receipts and matched them against the figures shown. Where that has not happened, the listing says “Not yet verified” plainly.
Are my uploaded documents shown to buyers?
Never. Contracts and receipts are stored privately and seen only by the review team. Buyers see the numbers, not the paperwork.
If I say I would accept a discount, does the buyer see that?
No. That is between you and the Aqar Luqtah team. It never appears on the listing and never reaches a buyer.
How long does review take?
Usually one to three days, depending on how complete the documents are. If something is missing we will contact you and say exactly what is needed.
Why do I have to verify my email?
So we know the contact channel works before starting a transaction of this size. Every important update goes there.
Why was my email address not accepted?
We currently accept Gmail, Outlook, Yahoo, iCloud, Proton, and Zoho, plus company addresses running on Google Workspace or Microsoft 365. If you have a company address that is not accepted, message us from the support page and we will enable it.
Can I edit my listing after submitting?
The figures lock during review so the team works from a fixed version. If you need a change, contact the team and they will return it to you.
